Passed Amendments Filed w/ Summit County – Mailbox Replacements to Begin 8/16.

The amendments that were passed earlier this year by residents regarding mailbox maintenance, restrictions on leasing/rentals of properties in Spring Hill and tree maintenance were filed with Summit County on July 28, 2021 and are now in place and enforceable for all phases of our development.

Residents wishing to review the final version of the filed amendments can view them here.

With the filing of the amendments with Summit County, the HOA is now able to move forward with the planned replacement of all mailboxes throughout the development. This project will begin on August 16th and should be completed around the middle of September.

A separate post will be made on our website closer to the start of the project that will include more information on the work as well as a few resident responsibilities.

The HOA Board realizes the start of the mailbox replacements is much longer than originally anticipated. Delays in the materials required to start the work as well as legal requirements around validating the voting and filing with Summit county were the two main drivers behind the delay – both of which are behind us at this point allowing the work to begin.

Thank you for your patience…

Proposed Development Plan

The following plans will be presented by DeHoff Development and reviewed at an upcoming City of Green Planning & Zoning meeting on August 18th. DeHoff’s plan would require a portion of the undeveloped land to be rezoned from B2 to R2.

In both DeHoff proposals, the ~70 acres of land north of Spring Hill will be developed with a mix of business/commercial and multi-family (apartment) housing. The only difference between Plans A & B is the potential to connect Brigantine Ave to the rest of the new streets that are slated to start construction very soon. The planned multi-family development would happen in the shaded areas of blocks A & B.

In both plans, Kenway Blvd will be connected to Southwood and Fortuna. An additional 6-8 single family lots would be added to the top of Brigantine Ave as indicated in the drawings.

Plan A Proposed Layout

Plan B Proposed Layout

The City of Green’s plan for the same undeveloped land would include the connections to Kenway Blvd and Brigantine Ave, but would include ONLY business/commercial development per the current zoning of B2.

Amendments A & B Passed

Amendments A (HOA Authority for Mailboxes) and B (Prohibition of Rental Properties) have passed based on the number of affirmative votes received for each from residents.

The law firm representing the HOA is in the process of filing the amendments with Summit County. The mailbox replacement project will start soon thereafter. More information on the project and timing will be sent out to all residents when available.
