2015 Annual Meeting & Election of Board Members

Our required annual meeting will be Thursday, December 3rd @ 7:00pm. This meeting is open to all residents, and we’ll be electing two (2) new Board members as part of the agenda. Additional information on nominations and voting will be sent to all residents.

As always, we’ll be meeting at the John Torok Community Center in Green – 4224 Massillon Road.


July Public Meeting Summary

The HOA Board of Directors held its first public meeting of 2015 on July 9th. If you weren’t in attendance, here’s a summary of the issues/items discussed:

Update from Board’s Law Firm – Kaman & Cusimano

  • Gave explanation of HOA and responsibilities
  • Kaiman & Cusimano promotes communication over litigation
  • Handout on responsibilities of Homeower and responsibilities of HOA

Issue/Item Summary –

If the Bylaws are outdated, should there be amendments and if so, could we post them on the Spring Hill HOA website?

  • Erika Finley – DeHoff wrote the Bylaws, they cannot be changed until we have complete ownership of HOA

Property Damage by Drees Homes builders and sub-contractors –

  • Drees Homes sub-contractors have been driving over resident’s lots with their trucks, damaging sewers and causing them to not function properly
  • Drees Homes and Dan DeHoff came out and inspected lots – determined nothing was wrong
  • Builders and sub-contractors continue to speed through neighborhood and damage property regularly – The HOA Board will request additional squad cars from Summit County Sheriff to patrol neighborhood during times when work is being done

Open Forum from Residents –

Cars parked on Kenway Blvd. at beginning of neighborhood are causing safety concerns with cars entering.

  • HOA stated that is to be addressed by the City of Green
  • Residents have approached the ones parking in the street and were told that they do that to control the speeding on Kenway

Should speed bumps be installed?

  • HOA stated that is to be addressed by the City of Green

Whose responsibility is it to replace the trees on the devil strips in front of each property?

  • HOA stated that is a homeowners responsibility

Whose responsibility is it to make a claim to Ohio Edison for the street lights?

  • HOA stated that is a homeowners responsibility
  • Residents also asked if more lights could be added? – HOA stated this is a DeHoff decision

It was brought up that there are blocked drains in the neighborhood, what can be done about this?

  • HOA stated that Department of Environmental Services has been contacted and they will rectify the problem

There are 2 residents that have lots that are unfinished with no lawns or landscaping, what are the restrictions regarding lawn/landscaping installation following construction and/or move in?

  • HOA Board has sent four (4) letters to residents that have not installed lawns or landscaping, two (2) have replied with dates and plans, two (2) will be receiving a second notice with penalty assessment per month until work is started (amount being determined by HOA Board & law firm)

Are there any plans for a community pool?

  • HOA replied No

Will a traffic light be installed on the intersection of Boettler and Kenway?

  • HOA will inquire with City of Green

Who is responsible for the sidewalk in front of empty lots?

  • HOA replied the Incoming homeowner is responsible

What is the law pertaining to dogs?

  • HOA remarked dogs must be on a leash or fenced in, electronic fence is not a legal form of restraint

Is fishing allowed on the pond?

  • HOA replied no and signs will be looked into for posting around pond to deter people from fishing
  • HOA currently working on beautifying the pond by adding an aerator/fountains

April Updates

There’s a lot that’s been happening in the neighborhood, so we wanted to get some updates out to all residents. As always, if you have any further questions/concerns, please contact the Board through the link at the top of this page.

Dog Etiquette – We continue to get reports from residents throughout the neighborhood regarding unleashed dogs and owners not cleaning up after their dogs when walking. The restrictions, for all phases, are very clear regarding the required leashing of dogs and fencing (either physical or electronic) to ensure a safe environment for all residents is maintained. It is also the owner’s responsibility to make sure any waste left by their dog(s) when walking is cleaned up completely and disposed of properly. Anyone seeing unleashed/loose dogs in the neighborhood should contact Summit County Animal Control (link located to the right of this post).

Entrance Lighting – The lighting at the entrance of the development has been fixed by our electrician and Ohio Edison – finally. The Board will be arranging for the replacement of grass around the utility easements on the properties impacted by the digging that was required to complete the job. The timing on having all areas re-seeded is weather permitting, but should be completed over the next few weeks.

Property Damage from Drees Crews – The Board has been contacted by several residents on Springbury Drive regarding damage to their property being done by the subcontractors that Drees Homes uses for construction. Both Drees and DeHoff Development have been notified about the reports and neither has taken any accountability or committed to a remedy for the damage done. The Board will be taking this issue to our retained law firm for remediation options involving Drees, DeHoff Development, or both. If your property has also been damaged by Drees, during the construction of new homes, please let the Board know ASAP so that we can include your claim in the overall discussion and next steps.

Nextdoor – We’ve also been contacted by a few residents regarding emails they’ve received for a social site called Nextdoor. This site’s account was apparently created by a resident within Spring Hill and has nothing to do with the Board. We will not be monitoring this site for any resident issues, contributing to its content, etc. The only two electronic communication channels the Board will use for announcements, updates, etc. will be this site and our Facebook account.

Lawn/Landscaping Installation – As more new residents move into the neighborhood, it’s important to be aware of the restrictions pertaining to your particular lot/phase. One key area of these restrictions addresses the timely requirement to have a lawn/landscaping installed to maintain appearance and property value. The Board is very aware that Drees Homes does not communicate the restrictions or make prospective home buyers aware that Spring Hill is a restricted development and all residents will be required to follow the guidelines of those documents. Notices will be going out to new residents who have not started the process of installing their lawn/landscaping over the next 1-2 weeks, and those will require a written response to the Board with estimated timing to have the work completed.

Lastly, the Board will be scheduling two public resident meetings this year with the first being in the June/July time frame. All residents are encouraged to attend for an open discussion of current topics, issues, etc.


Entrance Lighting Work – March 29th Update

The electrical contractors are continuing the work to repair the damaged/inoperable lighting at the entrance to the development. As of last Thursday, March 27, it was determined that additional excavation work will be needed along an approximately 300 foot run of conduit. This work will start at the location of the current dig (Springbury Dr.) and continue along toward the entrance until the repair is completed.

During this work, it is possible that several identified trees and signs will need to be removed/replaced. The Board is asking all residents to be careful when driving and walking in this area, and by all means, please DO NOT remove any of the safety barriers that have been placed around the work area.
