Coyote Sightings…

There have been several reports of coyote activity in and around Spring Hill. For new residents, this is common and expected with the amount of undeveloped land still adjacent to the development.

To let coyotes be wild while keeping yourself and pets safe, please follow these pointers:

  • Never feed coyotes—it is illegal to feed coyotes in most places. Feeding endangers your family and neighbors as it lures coyotes into neighborhoods.
  • Keep unattended cats and dogs indoors or in completely enclosed runs, especially at night, and do not assume that a fence will keep a coyote out of your back yard.
  • Accompany your leashed pet outside. Make sure you turn on lights if it is dark to check your back yard for unexpected wildlife.
  • Keep dogs on short leashes while walking outside; the Division of Wildlife recommends a leash no longer than 6 feet.
  • Leave noisemakers on hand to scare away coyotes that may enter your yard, such as whistles and horns.
  • Don’t run away or turn your back on a coyote.
  • Do not allow a coyote to get in between you and your pet or child—keep children close to you.
  • Yell, clap hands, blow a whistle and try to make yourself look larger if you have a close encounter with a coyote.

Resident Meeting & Election of Officers

The HOA Board currently has one open position to be filled at the upcoming meeting on November 13th at 7:00pm; the meeting will be held at the John Torok Community Center. The Board meets approximately once/month to review open issues, plan/distribute assessments, etc. In addition, there are two public resident meetings per year that all HOA Board members attend.

If interested, please submit your self-nomination, or that of a neighbor, via the Contact HOA Board link at the top of the website. If you have any additional questions about the position and/or time commitments, please send a message to the HOA Board via the website.

Street Signs & Mailboxes…

Starting next week, there will be a crew around the development resetting, straightening and painting the street signs located at the intersections throughout Spring Hill. This has been something the HOA Board has wanted to do for a while, and we finally received a contact from DeHoff Development that does this work for all of their projects. This work is not expected to take long to complete, but please be aware while driving through the neighborhood.

On a similar note, the HOA Board will also be receiving quotes to update/replace ALL mailboxes throughout Spring Hill. As the development is getting older, there are many mailbox posts and boxes in a state of disrepair – primarily due to the materials used during the original construction. The quotes will include an all vinyl construction – post and mailbox – that will be 100% maintenance free. We’ll be staying with the all white design for all phases…Additional updates on the plans and timing will be distributed to residents as they are finalized.

Proposed Plans for Retail/Commercial Development

The following plans were presented at the DeHoff Development meeting held on May 3rd. They include both retail and commercial development, along with associated parking, landscaping and natural barriers along the back of the Kenway Blvd properties. DeHoff also reviewed a proposed settlement with the City of Green regarding the maximum square footage permitted for the main “anchor” tenant of the property to be developed. The settlement would permit the construction of a 100,000 square foot maximum, represented by the building footprint in the center of the first design below. If the proposed settlement isn’t approved by City Council, DeHoff will move the lawsuit forward, and if won, would be permitted to build up to 250,000 square feet – which they said an interested tenant is already ready at that size. No potential tenants were named for the design below.

In addition to the retail development, DeHoff also covered the work that has already started for the construction of the Village of St. Edward Senior Living Community. This can be seen in the second image below with a planned connection from Southwood Drive on Arlington into Spring Hill (Kenway Blvd). The shaded gray lots are approved cluster homes; the area between the main senior living complex and Spring Hill is currently zoned for additional commercial development with no plans to start anything there at this time. When asked about additional custom home lots to expand Spring Hill, DeHoff stated all remaining land to be developed is zoned for commercial use and not residential – there are no plans to change the zoning.

City Council members present at the meeting included Steve Dyer, Bob Young and Barbara Babbitt.
